This program returns after a one year hiatus! Timely sessions geared towards the unique issues confronting community managers in the Poconos region.

Opening Session: Evaluating Insurance Indemnification for Contractors

You know that indemnification means to secure against hurt, loss, or damage, and you know that you need an insurance indemnification policy when you hire a contractor to do work at your community association, but do you know what questions to ask or what to insist be included in the policy? This session will explore insurance indemnification for contractors and cover what you need to think about when hiring a contractor.

Session 2: The Value of Educated Board Members

Closing Session: When Best Intentions Are Not Enough: Declaration Amendments in Light of Lake Naomi Club v Rosado 

The presentation is a case study of the attempt by a Poconos community association to regulate the presence of sex offenders in the community by an amendment to the declaration. The session will review the facts of the case, reasoning for the board’s amendment, an explanation of the trial court’s decision, the Commonwealth Court’s opinion, and how to best handle the adoption and enforcement of declaration amendments in light of this decision.
