Opening Session: Meeting Martial Arts: The Hard and Soft Approaches to Handling Difficult Meetings and Angry PeopleYou can better handle difficult meetings and angry people by following the philosophy of martial arts. This program will cover how community association professionals and volunteer leaders can prepare themselves mentally and emotionally to handle a difficult and contentious meeting. Attendees will learn a hard style and soft style of communicating in stressful situations. Prepare to discuss common and real-life scenarios that the presenters will use to demonstrate potential solutions.

Micro Session 1: Fannie & Freddie: Recent Changes to Lending Requirements
In July, 2023 Fannie Mae and Freddie Mac released updates to project eligibility standards for condominiums and housing cooperatives. These lender requirements are critically important because Fannie Mae and Freddie Mac support around 70 percent of the mortgage market, according to the National Association of Realtors. This short session will detail the changes to lender questionnaires and requests from lenders for additional documentation under the revised lender requirements, including insurance policies, financial reports and building inspection reports. Breakout Session 1: Managing The Transition: The Role and Responsibility of the Manager in the Transition Process
Now more than ever, the role and responsibilities of the manager in the association’s critical transition from declarant to homeowner control have become increasingly more important and complex. This interactive program will focus on the steps all professional managers should, and should not, be taking to fulfill their obligations owed to an association under a management contract, and most importantly, avoid the traps of liability that may result in a misstep. A “must” program for all managers who are involved in the transition process and looking for both legal and practical tips to achieve a successful transition for the community association. Breakout Session 2: Effective Rules EnforcementRules exist for a reason. That doesn’t mean owners will always follow the rules. This session will offer ideas and strategies to ensure enforcement is uniform and non-discriminatory; actions you can take to force an owner to remove a change or addition to the home or property that was not approved by the architectural review committee and how you can educate homeowners on why rules exist and why they need to comply.

Micro Session 2: Storytelling Session on Building Community Come prepared to share your best stories on how you and your association boards have built connections and community. Stories will be shared in small group settings with select attendees asked to share what you've learned in this small groups with the full attendance. The Board Member ConundrumIt’s fair to say that a well-populated board is key to overall success in terms of establishing policy and affecting positive change for an association. In these changing times, it becomes more difficult to find board members, let alone have them engaged and participatory (and to help make the life of a manager a bit easier). Recruitment, training and retention of board members has become a major issue across our industry. We’ll take a look at trends, challenges, tools and process to help you make the most of your memberships and find and keep really solid board members! And, have them do what they need to do!
