Topics to be covered include: Signs that asphalt or concrete needs repair/replacement and how to determine what is needed. Infa-red repair and the processes of a paving project in a community. The causes of different types of cracking in concrete / asphalt and how to repair. When or when not to sealcoating and crack fill . Preventative Maintenance / safe procedures for snow and ice removal Bidding process - How to get apples to apples proposals from contractors Bid-to-project timeline and how to make the project as painless as possible for your homeowners.
Breakout Session 3: How to Prepare Your Property for Electric Vehicle Charging Stations		4/12/2023	4/12/2023	3:15 PM	4:05 PM	4/12/2023 3:15 PM - 4:05 PM Presenter: Christopher Ling, ARCHforensic Sustainability Education Track This program will navigate attendees through what is needed at your communities prior to installing an Electric Vehicle Charging Stations including feasibility studies for community safety, design and installation information. This session will review the following topics that are important to consider for your community: Is your property ready for charging stations? Should electric vehicle charging stations be in garages? Is it a fire hazard? Should sprinklers be installed in garages? Should charging stations be located in commercial parking lots? Where should electric charging stations be installed? Should condominium unit owners have their own charging stations?

A board governance training program teaches board members the basics of effective governance, including board structures, bylaws, and resolutions.

Learn about steps you can take to help support more sustainable and climate appropriate landscaping in your community association. Get great ideas for common area and personal property planning, including: • Alternatives to turf grass such as wildflower meadows to cut down on the need for mowing • Use of drought and pest-tolerant plants, as well as native plants to limit invasive species • Use of landscaping techniques and practices to conserve water • Alternatives to chemical fertilizers and pesticides

Community Associations can minimize the expense of common area heating, air conditioning, and lighting through the use of energy management systems, high-efficiency equipment, and more effective designs. Learn about energy audits, the latest HVAC technologies, control strategies, as well as the rebates and incentives available for taking steps toward sustainability. Renewable energy options will also be discussed.

Bring your questions for this lively, interactive discussion on the state of association finances. Topics of discussion will include: How is inflation impacting community associations? What is the impact on the costs of construction projects like roofs, roads, etc.? What can community associations expect from rising interest rates on both loans and deposits? Are capital reserves in need of re-evaluation due to current economic conditions?

Keynote Speaker Vance Morris spent 10 years working for the mouse at Walt Disney World in Orlando Florida. He started his career at Disney on the Opening Team of the Yacht & Beach Club Resorts, and progressed through the management ranks as a Night Club Manager at Pleasure Island, Service Trainer aboard the Empress Lily, and on the revitalization team of the Contemporary Resort in the mid-90’s. It was at the Contemporary that Vance got his crowning achievement, Designing, Opening and Operating Chef Mickey’s, Disney’s flagship Character Dining Experience. After leaving Disney, (yes people do leave) he utilized his skills to rescue or improve many of America’s companies and government agencies. His clients included Legal Seafoods, Tyson, NASA, Rain Forest Café, Compass Group, The Executive Office of the President of the United States, The Smithsonian and the Kennedy Center for the Performing Arts.

Because candidate’s career and life experiences may not be relevant to the role, and with ongoing director turnover caused by term limits and other factors, it can be very difficult for HOA Boards to build and maintain a shared and effective understanding of roles, rights, responsibilities and actions. This presentation addresses critical “Best Practice” topics all board members must be ready to face and handle, including what boards do as a team, what board directors do as individuals, and how boards self-evaluate, plan and act despite continuous change.
