Opening Session: Managing to the Generations: A Study on Homeowner Behavior by Generation

The 2020s mark a pivotal decade for the United States as each generation enters a new major phase in life: Gen Zers enter adulthood, Millennials enter middle age, and Gen Xers begins to consider retirement. Neighborhoods will start to look remarkably different, especially as more and more Millennials and Gen Zers become homeowners.  In this presentation, we'll break down the expectations of current and future homeowners based on a research study conducted by CINC Systems. We'll highlight the digital behaviors of each generation, from Baby Boomer to Gen Z, and their expectations of their HOAs/COAs with respects to technology, communication, and leadership within the board. 

We'll answer questions such as:

  • Are Millennials really the digital innovators, or did they steal the title from Gen X?
  • How does Gen Z differ from Millennial homeowners, and how can communities prepare?
  • Who expects mobile-first technology within their communities, and what can association management companies do to address these expectations?
  • Which generations are most concerned about security and privacy when they distribute information, and how can this topic be best addressed?

Micro Session 1: Brilliance in the Room

Learn from others in the room and share in each other's brilliance!

Each manager attendee will be given a large sticky note on which to write one question or problem for which you are seeking assistance or suggestions. All attendees will then move around the room, read other’s questions and write down solutions or suggestions where you think you can be helpful. Select attendees will be asked to share their question and one or two answers they received at the end of the session. You will also be able to:

  • Provide insights in response to another manager’s questions
  • Ask a follow up question
  • Share your email / contact info


Breakout Session 1: Preventative Maintenance Rhymes with Insurance

Learn about the impact of preventive maintenance on the insurable profile of an association. Attendees will learn how you can positively impact your insurance premium by implementing best practices and a preventive maintenance culture.

Breakout Session 2: How to Survive an Insurance Company Loss Control Inspection

Understanding what is involved and what to expect when your Insurance Company performs a Loss Control Inspection on your Community Association.

Learn why Insurance Companies perform Loss Control Inspections as well as how to properly prepare for this event when it occurs at your Community Association.   
How to handle Recommendations when they are made by your Insurance Company.

Micro Session 2: How I Got My PCAM

What exactly does it take to achieve the pinnacle of the CAI professional manager credentials - the PCAM - Professional Community Association Manager? This micro-session will feature a newly-minted PCAM discussing how they prepped, studied for the exam, and ultimately achieved the PCAM.
